My partners and I have been real estate investors for several years, and while making millions and establishing ourselves as experts we have witnessed the industry go through its cycles, both good and bad. Many investors have come and gone during this period. You have already set yourself apart from the general public. 80% of success is just showing up!!
One of the fundamental principles in the United States has always been the advantage of the property owner. When the constitution was written, property ownership was the measure of voter eligibility. Only property owners could vote and determine the direction of the country. Half of the measurable wealth of the country was held in property. We were set up over 200 years ago to be a country shaped by real estate owners. That's why there are so many tax loopholes written in the tax law. They support the real estate investor. Congress continues to pay attention to the voting public. The many tax advantages of real estate ownership are more secure than other current tax provisions because Congress recognizes who votes!!
Nearly three and a half years ago, we began researching the lives of the top 1% of the wealthiest people on the planet. Our research on creating true wealth exposed us to the world of real estate, both as an investment tool and as a tax strategy. We found the wealthiest people in America had a substantial part of their assets in real estate. However, not everyone was real estate investors (buying, renting, etc.). They owned other types of businesses, but a substantial part of their asset base was the real estate the businesses were sitting on. We also discovered real estate was used to create, maintain, grow, and protect their wealth while eliminating excessive taxation. When Ray Kroc, the founder of McDonald's was asked what type of business he was in, his answer was real estate. He has made forty fold in real estate, what he has made selling burgers and fries.
Unfortunately most real estate investment courses are very expensive and only take place so often. We, The Affiliation, decided to fill the void and make this valuable information accessible to the masses. In June of 2002 we launched a real estate investment corporation based in Atlanta, GA; successfully creating a multi-million dollar corporation. We currently teach several hundred students across the U.S., the wonderful world of real estate investing!! Through our proven real estate training system we have been able to mentor, train, and assist students in the purchasing of nearly 80 homes, that's nearly 16.5 million dollars in real estate purchases!!! Injecting millions of dollars in cash and equity into the bank accounts of our students and our communities.
It is almost impossible to accumulate wealth in our society on an "after-tax" basis. In other words, the more you earn, the more you are going to be taxed. It's almost like you are punished for being more successful. The bottom line here is that it is almost impossible to earn your way to financial freedom, as it is impossible to save your way to wealth. So how can we beat the system? You must find a way to invest in assets that pay for themselves, go up in value, and are never taxed. Real estate fits that bill perfectly. It generates rent, shelters other income from taxation, appreciates steadily, and can be disposed of easily all the while avoiding taxation. Where else can you borrow money at low interest rates to make an investment, get a good tax deduction, work hard to improve its value, live in it for two years, sell it for a nice profit, and literally pay no tax whatsoever on the profit? The answer is only found in real estate.
Why Invest in Real Estate?
- Real Estate is less risky than most other if not all investments.
- Most investments require you to put up your own money vs. with real estate there are thousands of companies begging to give you their money to become your partner in this investment.
- It's one of the only investments that the IRS actually rewards you for making money and doing a good job.
- The value of real estate has constantly increased in value over the last 80 years where as stocks come and go and they fluctuate constantly.
- You don't have to get a new education in real estate investing to be successful, like you do in most other investments.
- It is the simplest, most reliable, and most consistent vehicle we know to convert even a little financial intelligence into a lot of cold, hard cash.
- With real estate you get the cash flow, tax write offs, and growth. The great thing about real estate is that you can get all three of these benefits with the same money. The same dollar that buys you cash flow is the same dollar that buys you growth.
